One of the most common questions we receive from international investors purchasing property in Guanacaste or the Central Valley is: Are home inspection reports confidential?
When you are in the middle of a real estate transaction, information is power. Knowing the structural, electrical, and plumbing reality of a house allows you to negotiate fairly or, in some cases, walk away from a bad deal.
Naturally, you want to know who has access to that data.
At Synergy Construction Consulting, we follow strict international standards to protect your investment and your privacy. Here is everything you need to know about the confidentiality of your inspection report.

1. You Own the Report

The simplest answer is: Yes, the report is confidential. According to the InterNACHI Code of Ethics, a home inspector shall not disclose any information about the inspection results without the prior approval of the client.

Since you are the one hiring and paying for the service, you are the legal owner of the information contained in that document.

2. The Inspector’s Duty of Confidentiality

As Certified Professional Inspectors (CPI) and members of the CFIA in Costa Rica, our commitment is to you, the client, not the real estate agent, not the seller, and not the bank.

We will not share the PDF report or discuss our findings with:

  • The seller’s agent.
  • The current homeowners.
  • Other potential buyers.

Unless you explicitly give us written permission to do so.

3. When Should You Share the Report?

While the report is private, there are strategic moments where sharing parts of it is in your best interest:

Strategic Sharing for Negotiation

  • With your Real Estate Attorney: To ensure the findings are considered in the closing contract.
  • During Negotiations: If the inspection reveals a “Material Defect,” providing the specific page of the report to the seller is often necessary to justify a price reduction.
  • With Specialized Contractors: To get accurate repair estimates based on technical findings.

4. The “Buyer Beware” Reality in Costa Rica

In Costa Rica, there is no centralized database of home inspections. If you decide not to buy a house because of a negative inspection, the seller is not legally required to show our report to the next potential buyer.

This is why performing your own due diligence is vital. Never rely on a “previous report” provided by a seller; you deserve an independent, fresh evaluation from an inspector who represents your interests.

5. Protecting Your Peace of Mind

At Synergy, we understand that buying property in a foreign country can be stressful. We document every finding with clear photos and technical criteria to give you a standalone tool for your decision-making process.

Your report is delivered via a secure digital link, ensuring that only you and the parties you authorize have access to the technical truth about the property.
